PropStream Review 2026: Is It Worth the Price?
PropStream is one of the most widely used real estate data platforms for investors—and at $99/month, it is significantly more affordable than most comparable tools. But affordable is not the same as worth it. This review examines PropStream's features in 2026 (including the impact of its BatchLeads and BatchDialer acquisitions), where it falls short, and which investors will get genuine ROI from the subscription.
What PropStream Is (and Is Not)
PropStream is a real estate data and lead generation platform. It gives investors access to a database of over 160 million properties nationwide, advanced search filters to identify motivated sellers, comps data, and basic marketing tools. It is not a full CRM, not a property management platform, and not a replacement for deal analysis software like DealCheck. Think of PropStream as the foundation of your lead generation workflow: you find properties here, then use a CRM like REsimpli or FreedomSoft to manage and follow up with those leads.
Pricing
- Single subscription: $99/month — 1 user, 10,000 property downloads per month, full data access
- Team add-on: $20/user/month — up to 5 additional users (6 total per account)
- Skip tracing: $0.12 per record — to find owner phone numbers and emails
- List Automator add-on: approximately $27-47/month — auto-updates your lead lists when properties change status
Key Features
Property Database and Search
PropStream's database covers 160+ million properties with data pulled from MLS records, county recordings, and private sources. The search interface is map-based—you draw a boundary, set your filters, and see matching properties. With 165+ filters, you can get extremely targeted: pre-foreclosure, notice of default, tax delinquency, bankruptcy; absentee owners, corporate or LLC owners, tired landlords owned for 10+ years; equity range, estimated value, loan-to-value ratio; property type, square footage, year built; days on market, MLS status; and more.
Quick Lists
PropStream offers 20 pre-built Quick Lists targeting motivated seller profiles: high-equity absentee owners, pre-foreclosures, vacant properties, failed MLS listings, senior owners, and tired landlords. These are useful starting points before diving into custom filter combinations.
Comps and Market Analysis
PropStream includes MLS comps, county records, flip comps (properties bought and resold within 24 months), estimated values via AVM, and heat maps showing price growth, days on market, and rental values by neighborhood. The comp data is solid for quick deal screening.
Skip Tracing
PropStream's built-in skip tracing costs $0.12/record. You click skip trace on a property or export a list, and you receive available phone numbers and emails for the owner. Industry-average hit rates apply—not every record has good contact data.
Driving for Dollars App
The PropStream mobile app supports driving for dollars: you drive, spot a property, add it to your list, and it auto-populates owner data. You get up to 10 scouts per account on the base plan—team members who can tag properties while driving.
2025 BatchLeads Integration
PropStream's 2025 acquisition of BatchLeads and BatchDialer is being integrated into the platform. Expect AI-powered lead scoring (BatchRankAI) and calling capabilities to become more deeply embedded in PropStream's workflow through 2026.
Where PropStream Falls Short
- No true CRM: PropStream has a basic lead management tool, but it lacks pipeline stages, automated follow-up sequences, call logging, and team performance tracking.
- No integrated calling or SMS: Unlike REsimpli or FreedomSoft, PropStream does not include a built-in phone system. The BatchDialer acquisition is addressing this but full integration is still in progress.
- Limited team features at base price: The $99 plan is for one user. Each additional user is $20/month with a cap of 6 total users.
Is PropStream Worth $99/Month?
For the right investor, yes. PropStream delivers the best ROI for wholesalers and flippers who need comprehensive property data and targeted motivated seller lists; investors new to skip tracing who want everything in one place at a predictable price; solo investors who do not need multi-user team features; and investors who drive their market and want driving-for-dollars functionality alongside data research.
PropStream delivers less ROI for investors who primarily work with agents or MLS data (you do not need PropStream for listed properties), or teams of 4+ who will pay $99 plus $80 in user add-ons totaling $179/month, at which point competitors like REsimpli ($149-299/month with CRM included) become more cost-effective.
Verdict
PropStream earns its price for solo real estate investors who prioritize data quality and lead generation depth. At $99/month, the database coverage, filter options, and comps tools are hard to match. The platform's main weakness—no true CRM—means most serious investors will pair it with a dedicated CRM, but for data research and list building, PropStream remains one of the best values in the market.
